WAITROSE is set to sign a multi-million pound deal to deliver the planned Wichel-stowe District Centre and kick-start the next phase of home-building.
The 3.5-hectare district centre site, in what will be Middle Wichel, is at fields off Peglars Way and Foxham Way.
But there is outline permission for the site, which includes a convenience store of up to 2,500 square metres net floor space and a car park with 250 spaces.
Swindon Council is to enter into an agreement, subject to planning consent and a sale price being established, to sell the site to a major supermarket, known by the Adver to be Waitrose, which would then develop the canal-front district centre, with its shop as the anchor store.
The authority would use the cash to progress infrastructure works, including associated ecological clearance works, which will help enable the early delivery of the supermarket, unlock immediate housing development for the first 200 homes in Middle Wichel and bring forward the district centre.
Coun Dale Heenan, cabinet member for strategic planning and sustainability, said he hoped the deal would be completed by the end of the month.
The name of the chain would then be announced, and subject to planning approval, work could begin in the summer, with the aim of the store opening by the end of the year.
He said that there were some supermarket chains conspicuous by their absence in Swindon and the deal would mean Swindon-based shoppers of the chain would not have to travel to branches in surrounding towns. The nearest Waitrose stores are in Marlborough and Cirencester.
He said the sale was also key to deliver the key phase of Wichelstowe, which overall has outline planning consent for between 3,800 and 4,500 homes, 12.6 hectares of employment or commercial uses and other retail, mixed use and community uses.
“The idea is that it’s the council’s land that we will sell to the supermarket, so it’s a capital receipt and it’s several million pounds,” he said. “That will then be used to improve the roads and access to other parts of Wichelstowe so we can start building out another 200 houses.
“This deal is the lynch-pin to enable the next phase of Wichelstowe. At the end of the day, it always comes down to money and this is a significant deal. And it makes it more attractive to live in Wichelstowe, but no doubt residents across the town will be using this district centre.”
Coun Garry Perkins, cabinet member for regeneration, said: “The fact the supermarket and the district centre is going forward and there’s investment going into that proves we’re on the right track, even though it has been a little while coming.
“It’s for the whole of Swindon, it’s not just for Wichelstowe. And they obviously see the future of Swindon and they’re willing to invest in it. With the development of Swindon and Muse [town centre plan] and everything else, they can see their customers will be in Swindon.”

This is just what swindon needs. There are lots of wealthier families in the area who until the last year or so have not been catered to at all. Swindon is a town of pound stores and tat. With the new John Lewis and Next stores, things are finally looking up. Waitrose will help draw other bigger names in as well hopefully.

One being the near completion of the massive sewer and drainage system and eco projects.

Very true. Waitrose are no more expensive than Sainsburys or Tescos for the basic shopping requirements. They do offer higher quality options and also carry lines that other supermarkets do not. It's consistently voted the best supermarket chain in the UK - by a wide range of customers.
Frankly, many of those who are anti-Waitrose are the tedious inverted snobs who like to try and bring everything down to the lowest common denominator.

Waitrose applied for planning permission , some years ago,on what is now the Park and Ride Site near Nationwide.
This was turned down.
Probably "behind the scenes pressure from the COOP on their Labour Party pals"!
What the impact will be in Cirencester and Marlborough, where many Swindon shoppers go now, is hard to gauge.
In any event the Council got the land free from WCC on the last local government re-organisation.
Some compensation for the millions that Swindon ratepayers paid to WCC to be spend on County Hall, Library in Salisbury, and the like.

The impact on Ciren and Malrborough will be that those in Swindon who used to go there wont now need to, but with the extra expected people from the Swindon area who will now go there will increase sales for the 3 added together so a good business decison.
the differences between the "weekly basket" are pretty small bearing in mind the average person spends around £50 a week on smoking, drinking and going out and take aways etc, so it is more about what you choose to spend your money on rather than what you earn.
This is really good news and we should all be happy that Swindon is seen as somewhere a major company would want to come to.

When I go to tesco's or asda I'm always amazed at how many families seem to treat it as a day out. Kids running around shouting, sneezing on the fruit and veg or screaming because they are on a sugar come-down.

Lidl: The company's full name is Lidl Stiftung & Co. KG. It belongs to the holding company Schwarz Gruppe, which also owns the store chains Handelshof and hypermarket Kaufland.
Aldi: Karl Albrecht retains ownership of Aldi Süd, there are two Aldi's Nord and Süd (we have Süd).
Anyway, glad to see Waitrose opening a store, more competition is a good thing. The location doesn't surprise me (I think I once stated that this is where it'd open), it's close to the money in places like Old Town, Broome Manor, Lakeside and Lawn.

Ocado is not, nor has ever been Waitrose 'own brand'. They were in partnership with Waitrose when ocado (a very seperate conpany) launched. Approx two years ago Waitrose sold their shares in ocado. Ocado still have an agreement to sell Waitrose products. However They are now very much in competition.
Any price analysis will show Waitrose will be matched to tesco on all branded products. The extra cost will likely be on meat products, they pay the farmer a fair price and the animals get to see the light of day and likely sourced in the uk - this costs more. and the other will be alcohol - where Waitrose, unlike others don't sell below cost price.
Finally asda don't own aldi or lidl, they did buy netto in 2010 for about 700m pounds.

It will be nice for people to have more choice - Waitrose are poor for some items but excellent for meat and other treats (and the origins of these items is clear unlike Aldi & Lidl which are excellent for some other items). Alas, it won't improve the town centre, but nothing ever has, even in the late 80's when the town was up and coming some nice shops came to Swindon for a while but didn't get enough trade to stay for long. Until there is something culturally attractive about the place the centre will not be the first choice for visitors or locals.

What it has done is created jobs, given shoppers more local choice and shown that big retailers will still come to Swindon, not sure what there is to moan about there, but then there are some who would still moan if they won a £million because it wasnt £2million.

As to the previous poster asking why not a store that everyone can afford to use, as you said there is a mix of housing on the estate so whatever you put there wouldnt please everyone. Clearly other supermarkets didnt think it worth their while and Waitrose did.

People that live here do so because it's still cheaper it's safer (still very low crime rates) and still has jobs (just) also M4 corridor means nothing is too far away. Really - if you don't like Swindon or its people go and live in Oxford or Cheltenham ....ahhhh but you can't because actually you're not as well off as you like to think or brag about. So appreciate Swindon because you're stuck with it !!!!

As for Waitrose, yes the price match with branded items but the overall price matching done, but Asda and co is all items, so a truly reflection would be to price match against Asda who seem to be streets ahead on price.

I don't have a problem with it but, except for locals, I think anyone overjoyed by its' arrival needs to get out more.
How can it bad news to have more choice, especially when that choice is an award winning company that is known for being at the higher quality end of the market?
The new Waitrose will be within a mile's travelling distance for me, and will become the closest proper (ie, not Co-Op) supermarket for me. I'm really pleased about it opening and becoming a nearby option, as are others, clearly.
If there are people who don't like/can't afford the new supermarket, fine, they can continue to go to the numerous Asdas, Tescos, Lidls, Aldis, Morrisons and Sainsburys that the town already has.
For the life of me, I cannot understand why some people seem so bitter and twisted simply because one Waitrose store is opening here.

Plain truth is - Waitrose wouldn't even consider building and trading in Wichelstowe without years of planning, market research etc. No retailer will ever put down roots without making sure they can turn a profit for at least 50% over the term of their lease, or until they pay off the land purchase. They're not building because SBC has asked them to - they're doing it to make a profit.
No one is being forced to shop there. I see plenty of posts from people on this site saying they prefer to shop in Bath, Bristol or Reading etc - so what's your problem? Don't like it when some people exercise their right to free speech and their opinion?

Also I actually find waitrose cheaper than tesco and Asda. I do however prefer to spend the extra bit of money on fuel to get to waitrose for several reasons... Two of them being
I have never seen someone without a child park in a mother and baby space
And I have never been crashed in to with a trolley and not had an apology.
Food shopping is a chore and in my opinion I would rather get it done as stress free as possible.
