A charming Grade II listed cottage in a tranquil semi-rural setting within the South Downs National Park. Period features include oak beams, a brick fireplace, and a thatched roof, which was remade and re-netted three years ago. At the rear of the cottage is a spacious garden room, with doors to the rear garden, which enjoys a high degree of seclusion, with fruit trees and glorious views over fields behind. Tichborne is a very quiet hamlet/village, tucked away off the beaten track, yet is just five minutes' drive into Alresford. There are wonderful dog walks from the doorstep.

The cottage is approached via a path across the front garden, with the front door opening into a reception/dining room, which has a bricked up fireplace and built-in storage. An opening leads to the sitting room, which has an attractive brick fireplace and hearth, with a wood burning stove. Stairs go up to the first floor, and a door leads through to a utility room and shower/cloakroom. The kitchen has a range of wooden kitchen units with worktops, and opens into the superb garden room, which has and a lantern roof and French doors to the garden. Upstairs, there are two double bedrooms, both with built-in wardrobes, and a third single bedroom. In addition, there is a bathroom and additional cloakroom.

There is a parking space in front of the cottage, with a picket gate and path leading to the front door. The southerly-facing rear garden has a paved terrace adjoining the cottage, and a long lawn, with fruit trees, and views over open countryside. At the end of the garden, there is access to the garage, which is very wide and has a workshop to the rear. The garage is accessed via a driveway to the right of the cottage, where there is additional parking. Planning permission was granted in August 2019 for the garage to be converted into office accommodation (sdnp/19/03264/hous).

Tichborne is a small village located in between the market town of Alresford and the larger village of Cheriton. The market town of Alresford has a wide range of independent shops and traders, and is about 15 minutes from Winchester, where there is a more extensive range of shops and facilities. Tichborne is surrounded by attractive Hampshire countryside, with lovely walks in various directions, some of which follow The River Itchen, a natural chalk stream known for its trout.
