Broad Hinton

Broad Hinton is situated at the foot of the Marlborough Downs, amenities include church and public houses. Swindon is six miles with main line station (Paddington 55 minutes). M4 junction 15 is within five miles and Marlborough eight miles. This was plain Hentone in the Domesday Book. The spelling Brodehenton first appears in 1319. This Saxon name means the large heahtun (high settlement).

Nearby Bincknoll Castle derives from the Saxon words beona (bees) cnoll (small hill). The word 'Castle' probably refers to an earth and wood motte and bailey castle built here after the Norman Conquest.

THE PROPERTY

The Old Bakery is a charming thatched cottage dating back to the mid 18th century and positioned in the heart of the pretty village of Broad Hinton. It has subsequently been extended and more recently improved and significantly upgraded to provide a wonderful blend of period features but with modern facilities to include new windows, electrics, oil boiler and more.

The accommodation comprises entrance porch with cloakroom. The entrance porch leads on to the sitting room which boasts an inglenook fireplace with wood burning stove. The sitting room is open to the dining area with window seat. The kitchen is well appointed with a range of base and eye level units providing excellent storage facilities together with integrated appliances to include dishwasher, fridge, freezer and drinks fridge. There is a wonderful breakfast bar which divides the kitchen from the family room with fireplace and cast iron log burner and door leading to the garden. Also found on the ground floor is a study and the book-nook library. The cellar has cleverly been converted to a useful laundry/utility room.

To the first floor are four bedrooms, two with character beamed ceilings and the principal bedroom enjoys a wonderful vaulted ceiling. The family bathroom has been recently updated and provides double ended bath and separate, large shower.

THE SHOP

Part of the The Old Bakery was once the village post office, currently leased on a commercial basis as an equine supply store (details of income and lease can be given upon request.) However, the shop provides fantastic potential to be made in to a self contained annex or accommodation for a holiday let.

OUTSIDE

The gardens lie to the front of the cottage, are well enclosed and private enjoying a southerly aspect. Predominantly laid to lawn with stone paved sun terrace suitable for alfresco dining.

The current owners have constructed a large timber garage/home gymnasium with light and power. There is gravel parking immediately to the front of the garage and additional parking to the front of the property for at least four further vehicles.
