New Inn House is situated close to the centre of the popular and historic village of Kingswood and is thought to have originally served as a guesthouse to Kingswood Abbey (now demolished) before becoming an inn and later a private dwelling. The living accommodation, which is arranged over two floors, extends just over 3,000 square feet and in addition to this there are extensive attics above. The property retains considerable character features including a number of old fireplaces, moulded beams, sash windows, some with working shutters, and a lovely etched glass panel in the hallway, a relic from when the house was an inn. The house and railings are Grade II* Listed as being of special architectural and historical interest. The accommodation on the ground floor is self-explanatory but on the first floor there is flexibility to its usage. In the past the interconnecting rooms in the northeast wing of the house have been used to create ancillary living space. The front of the house stands slightly back from the road and to either side of the front door there are painted railings with small gravelled areas behind. Double doors provide access from the road into a large single garage/workshop with a flagstone floor. To the rear of the house there are two interconnecting small courtyards both with high walls covered in a variety of climbing plants which afford complete privacy and face south. There are ornamental water features in both courtyards.
