The Property

In its present form, this Listed home dates from the early C19th but incorporates parts of an earlier two story building. It is principally of coursed limestone rubble with a more recent kitchen extension to the side. It is reputed to be on or adjacent to the birthplace of the famous philosopher, Thomas Hobbes, and there is a name plaque on its side wall. It has characterful accommodation arranged over three floors with a pleasant courtyard garden.

The Accommodation

The front door leads into the sitting room which has a stone fireplace with a gas burning cast iron stove, and built-in cupboards to the side. There are ceiling beams, wooden floorboards and stairs to the first floor. An opening off leads to the kitchen/breakfast room which has a part-vaulted ceiling with beams. There is a belfast sink, under counter space for a washing machine and fridge, plus provision for a gas or electric cooker. A side door leads to the courtyard. On the first floor there are shelves on the landing, while the larger bedroom has curtained wardrobe space with shelves and a hanging rail. On the second floor landing there is a side window and the smaller bedroom has exposed stone and brickwork, ceiling beams and a hatch to the small loft space over. The bathroom has an electric shower over the bath and a separate WC.

To the front is a mellow brick wall with railings and a gate leading to a gravelled courtyard which wraps around to the far side. There is a brick storage shed and a raised border by the kitchen door.

Mains water, electricity and drainage are connected. Electric storage and panel heaters. Council Tax Band C - £1,727.56 Payable for 2019/20. There is no EPC as the cottage is Listed.
