An extended 4 bedroom semi-detached Ham Stone cottage set within private gardens, extensive parking, outbuildings including 5-bay barn, Ham Stone barn/workshop and home office/studio

DESCRIPTION

Manor Farm Cottage comprises a deceptively spacious and extended 4 bedroom semi-detached cottage set beneath a tiled roof. It is believed to date back to 1907, but has had a 2-storey extension added to the rear and now provides well-proportioned accommodation. It is offered in excellent decorative order throughout and has the benefit of oil-fired central heating. Although semi-detached, the property enjoys large private gardens and grounds of approximately 0.24 acres and provides extensive parking and a range of traditional outbuildings, all constructed of Ham Stone, including 5-bay cow shed, former wagon barn, making a superb workshop with mezzanine, together with a detached home office/studio.

LOCATION

Milton is a quiet hamlet which lies equidistant of both Ash and Martock, with the latter providing an excellent range of shopping and recreational facilities along with various pubs, church, doctors and dental surgery, various takeaways, vets and DIY store. The A303 is within 2 miles, which provides excellent road links to both the east and west of the country. Yeovil is within 7 miles, where an excellent selection of facilities can be found including a mainline rail link to London Waterloo.

ACCOMMODATION

Glazed door leads into the entrance hall with cupboard beneath stairs. There is an adjoining cloakroom with low level WC, vanity unit with inset wash hand basin together with a Grant oil-fired boiler along with plumbing for washing machine. The rear living room enjoys large glazed French doors on two aspects leading out into the garden, along with exposed floorboards, whilst the front sitting room is centred on a recessed log burner with mantel over, together with recessed shelving and cupboards to side and bookcase. There are also exposed floorboards and staircase rising to the first floor. The kitchen/dining room is comprehensively fitted and comprises a Belfast sink with wooden drainer and matching worktops together with an excellent range of floor and wall-mounted cupboards and drawers. Exposed beams, attractive tiled flooring, space for Range cooker and dishwasher. Glazed French doors to rear.

On the first floor is a landing with Velux rooflight and trap access to roof void. The main bedroom enjoys a vaulted ceiling with Velux rooflight, glazed French doors to Juliette balcony with delightful views over the garden and surrounding countryside beyond. The adjoining family bathroom also has a vaulted ceiling with Velux rooflight, bath with shower attachment, pedestal wash hand basin and low level WC together with a shelved cupboard. Bedroom 2 has 2 windows to the front together with exposed floorboards. Bedroom 3 enjoys a window to the front aspect along with a hanging cupboard and bedroom 4/study enjoys a view over the rear garden.

OUTSIDE

To the front of the property are estate railings together with a graveled garden with flower and shrub borders. A graveled driveway leads through a pair of 5-bar timber gates and leads through to an extensive parking/turning area at the far end of the garden. Here there can be found an excellent range of traditional outbuildings, including a 5-bay former cow shed and, opposite, a substantial Ham Stone barn 22ft 6 x 16ft 11, which makes a superb garage/workshop and is approached through large wooden doors and is connected with power and light along with a staircase leading to a mezzanine room over. Adjoining this barn is a secret garden which is walled and fenced and also has the concealed oil tank and a cold water tap. Next is a home office/studio, again constructed principally of Ham Stone with brick quoins and contained beneath a tiled roof. It makes an excellent home office/studio and has a vaulted ceiling, Velux rooflight, oak flooring, light and power.

The remaining gardens are laid mainly to lawn with well-stocked flower and shrub borders along with raised beds, soft fruits and large timber gazebo over a decking area, making a wonderful outdoor seating area. In total these private gardens and grounds extend to approximately 0.24 acres.
