PLANNING

Pre Application advice was sought from the local Planning Authority in August 2021 for proposed redevelopment of the site to provide a bespoke new dwelling.

The conclusion was that the principle of a new dwelling in this location is considered to be contrary to the strategic policies for the location of new housing, including Policies CP3 and CP4 of the adopted Local Plan 2031 part 1, and Policy H2 of the Uffington and Baulking Neighbourhood Plan. Therefore, it is unlikely that the proposed development would be supported should a formal application be submitted.

In the council's part two Local Plan, there is a self and custom build policy (Development Policy 1) which says: The council will support the provision of plots for sale to self and custom builders. We recommend any interested party makes their own enquiries with the Vale of White Horse District Council's Planning Department.

DIRECTIONS

From our Faringdon office head towards Station Road/A417 and continue to follow A417 for 0.8 miles. At the roundabout, take the 2nd exit onto A420 for 0.9 miles. Then turn left onto Fernham Road. After 1.5 miles turn left onto Elm Side/B4508 and continue to follow B4508 for 0.3 miles.

LOCATION

The village of Uffington lies on the edge of the Vale of the White Horse, just north of the Berkshire Downs. Overlooking the village is the famous White Horse, a marvellous chalk figure which was cut into the hillside 3,000 years ago. The village has a fine church, known as the Cathedral of the Vale, and an excellent museum, shop and Post Office, pre-school, primary school, traditional public house, community hall and sports ground, as well as a host of community clubs and organisations.

More comprehensive facilities are available at the nearby towns of Wantage (c. 7 miles); Faringdon (7.5 miles); Didcot to the east (c.15.4 miles), which has a mainline train service to London Paddington (c. 45 minutes); Abingdon (c.15.2 miles); Oxford (M40) (c. 20 miles); and Swindon (M4) (c. 12.4 miles).

Uffington has literary connections too. John Betjeman, Poet Laureate, lived in the village and Thomas Hughes, author of Tom Brown's Schooldays, was born at Uffington Vicarage. Several of Hughes' books are based on local people and places; the museum is actually housed in the school featured in his most famous work.
