Discontent is brewing over plans for a large-scale development in Devizes, with rising fears the town is becoming a “sprawl” of housing.

The Pegasus Group have made plans for 225 homes at land at Coate Road, Devizes.

The development will consist of 225 residential units, with dwellings fronting the canal, as well as a play area or amenity space, new vehicle access from Windsor Drive and Coate Road and new pedestrian and cycle access points.

In September 2016, similar plans for 350 dwellings were refused over congestion and fears for the impact on Devizes.

On the refreshed plans local resident Phillipa Morgan said: “This development is not part of the local plan which is supposed to lead the planning process. It’s on a field which regularly floods. The infrastructure of Devizes is already stretched without a further 250+ houses. Any further housing in Devizes should be closer to the centre of town.”

Eric Clark, of Bishop’s Cannings Parish Council said other areas could allow for more sustainable affordable housing.

He said: “Bishop’s Cannings PC has opposed the construction of housing on this site in the past. This is a greenfield site outside of the settlement boundary of Devizes, forming part of the setting of the North Wessex Downs AONB.

“The Devizes Area Neighbourhood Plan identifies sufficient land for growth to satisfy future housing need for our community and deliver it in a more sustainable manner than the Coate Road proposal.”

The Pegasus Group declined to comment when approached.

A planning application will later be submitted to Wiltshire Council - and will consist of a statement summarising the feedback received in this process.

Once the application has been registered by Wiltshire Council, people will have a formal opportunity to comment

on the proposals once more.
